Landlords are required by law to give tenants a written notice before they can initiate an eviction. There are two types of sample eviction notices: Perform or Quit Notice (on this page) and Pay or Quit Notice.
Perform or Quit Notice (on this page): This notice is served to tenants who violate the terms of your lease e.g. refusal to pay for property damages, keeping pets or subletting without the landlord's consent. This notice gives the tenant a final deadline (typically 3 days) to correct any violations before you can take legal action to evict him or her.

Pay or Quit Notice: This notice is nonpayment of rent. In general, it is intended for tenants who are repeatedly late with rent or owe you rent for an extended period of time. It will give the tenant a final deadline (typically 3 days) to pay up or leave the property. If the tenants fails to pay all rent owed by the deadline, you can take file court order against him or her.
